  been caught in the &quot;getting over leveraged&quot; world. lost it all in the late 70&apos;s early 80&apos;s (interest got over20%). Rebuilt it all, it took a while, but I learned my lesson(s) I use debt now, but in a whole different way. low and slow works no matter what you&apos;re investing in, drive older vehicles that are paid for and focus purchasing assets not toys.

  I appreciate this video as I’m 60 yrs. old and wanting to sell a couple of properties to pay off other properties but with this refi strategy it keeps me having to be responsible for managing and renting these properties when I want less headache and responsibility🤷‍♂️

  Went through all comments and full video. I understand the concepts and ideas: cash out refi, any sort of “loan” there are repayments and interest, talk about the offset of that.

  I didn&apos;t hear about the interest write-offs for the loans. This is a crucial part of this strategy. Esp. when you are dealing with broker provided margin that can be borrowed w/o being used towards securities.
