From a Texan who lives in the Hill Country. If you move here, bring your own water or try finding an area with ample water supply. Good luck with that mission. These realtors from this area have a vested financial interest in getting you to move here. They don't go into great detail about the serious water issues here in the Hill Country or the other parts of Texas with water shortages. BTW: If you are looking at moving onto a property with it's own water well, use extreme caution and plan on having to spend $$$ keeping it flowing.

I had two four acre lots that sat side by side just outside of the Fredericksburg city limits. My property taxes were almost $8000 a year without a single improvement on the land. I can't imagine how high they would have been if I had actually built a house on the land. If you purchase a house in Fredericksburg, plan to spend a lot of money for not much house and plan to pay really high property taxes. Gillespie County property taxes are absolutely ridiculous.

Regarding extreme weather, the comment from the person who stated it is not extreme is NUTS. The wind blows 25 to 70 many days. It averages 103 iand up in summer and can be below freezing for weeks in winter. We had a ceiling fan on a patio that we can not keep blades on!!

I know someone who lives on FM 1623 between Fredericksburg and Blanco, its beautiful hill country area. But water is an issue, they recently had to deepen their well to have enough water for thier house and farm animals on the property.

Oh, and dont forget traffic and tourists. During bluebonnet spring these folks will tear down fences and let your cows out.

Speaking as someone who moved away from the Dripping Springs area (about 8 miles west) five years ago, I would never move back. You pray everyday that your water well doesn’t run dry. You take your life into your hands every time you try to pull out onto 290 for a left hand turn. The influx of people from California and other states is insane. The infrastructure cannot support the growth. Try driving through Dripping Springs in the afternoon about the time school is letting out. I built what I thought would be my retirement home in Henly, but I’m so happy I sold when I did.

You pretty much covered them all! I'm in the last sweet spot covered, in western bandera county and it is so peaceful. and it's still affordable. just wish there was a closer HEB.

I agree about Bandera, very rugged and pretty but so off. Like the comments say, property taxes are getting too crazy. And if there was a HEB in bandera and a few more restaurants I would probably re consider. I feel its a little less expensive out there. Not sure about running water.

My sister and brother-in-law spent 20 years flipping houses in Lakeway, and they had great taste; so, there are at least about 30 houses that are really nice.
