Bayfront Park, Museum Park, the Arsht Center, PAMM, and the Frost Museum of Science all sit within a mile of each other, but decades of highway infrastructure have kept them physically disconnected. The I-395 Baywalk Pedestrian and Bikeway Bridge is part of the $800 million Signature Bridge project. It will connect Maurice A. Ferre Park to the future Baywalk near the old Herald Plaza site, running beneath the MacArthur Causeway. The bridge links directly to the Underdeck, a 33-acre park being built under the highway, and to the Heritage Trail, which reconnects Overtown to Biscayne Bay for the first time since the highway was originally built. Walkability isn't just a lifestyle perk, it's historically been a real estate value driver. Cities like New York, Chicago, and London have seen demand strengthen in neighborhoods that shift from car-dependent to walkable. Buyers increasingly look for proximity to daily life, not just square footage. This is part of why Palm Tree Residences is worth watching. Located in Downtown Miami's Park West district at 31 NW 10th Street, the 37-story, 483-unit tower with 5 penthouses sits minutes from Museum Park, Bayfront Park, Brightline's MiamiCentral station, and the future Baywalk connection. Developed by PMG in partnership with Kygo and Myles Shear's Palm Tree Crew, the building's surrounding destinations are shifting from weekend drives to after-work walks. To be transparent, infrastructure timelines shift, and no one can guarantee a completion date or predict exactly how much this project will move property values. What the data does show is a pattern: walkable connectivity has historically correlated with stronger demand in the neighborhoods it touches. That's not a promise, it's a better position.
