I Bought an Abandoned Freight Yard—Then the HOA Learned Their Deliveries Crossed My Land

I bought an abandoned freight yard to expand my architectural-salvage business. What I did not expect was to discover that hundreds of deliveries serving Alderstone Heights were crossing my property every week. Moving trucks. Landscaping crews. Waste vehicles. Building suppliers. Parcel deliveries. The HOA president, Mara Ellison, insisted the road was their permanent service access easement and warned me not to install a security gate that could interfere with it. There was only one problem. I could not find the permanent easement anywhere in my title records. Then my attorney found an older document. It did not call the route an easement. It called it a Commercial Service Access License. As we dug deeper, the story became even stranger. Old HOA records showed previous boards had paid for access. A survey revealed the real utility easement covered only part of the route. And archived board minutes showed Alderstone had redesigned its own front entrance while knowingly depending on the privately owned freight-yard road for large commercial vehicles. The biggest problem came when we found the transfer clause. The old access agreement did not automatically continue when the freight yard changed owners. And I had never signed anything agreeing to keep it permanent. Now the HOA that had been telling me I could not control my own road had to ask for written permission to keep using it. Watch until the end to see how Alderstone finally rebuilt its own commercial entrance—and why years of using a road did not mean they owned it.
