As a 45 year resident of Royal Oak, being raised in Southfield and a couple of years in Warren (ugh) I am here to say that you can believe what this man has to say!

You could also suggest stay out of Lincoln Park mostly because of the ancient storm and sewage system. My daughter's basement floods every time it rains hard. Yes they have replaced drains out in the back yard and such. Now it's Lincoln Park's system.

I remember when I told my family and friends, I was moving to the Detroit Metropolitan area and that my husband had gotten a job in downtown Detroit. All I heard was you’re gonna be killed, it’s gonna be horrible, you’ll never be able to survive and the list went on. I lived in Ferndale, Hazel Park, Farmington Hills and West Bloomfield between 1978 and 1998. All had pros and cons. And yes, I have what I call my Detroit stories, my favorite being my new car being stolen within 18 hours of my purchase of it. But living in a big metropolitan city is like living anywhere else there’s just more people and more activities. I live in Texas now, but I still have many friends in Michigan and I go back every chance I get.

Drive around these communities before you evet consider buying. Also, the ethnic composition, since there can be solidly ethnic neighborhoods.

Let's not forget middle housing such as townhomes and condos. They tend to cost less. I would love to live right downtown in Birmingham, Plymouth, Northville, Farmington, Royal Oak, etc. in a condo where I can just walk everywhere. Not everyone wants a yard and you save money, and time (and water) by not having to tend to one. I do understand that unless you have lived in a condo, you can't imagine living in one, but some of us do live in condos and are perfectly happy in one. I see some people complaining about parking in cities. Well, if you live right downtown, that's not an issue. We need more density, middle housing and transit options in Michigan. The parking problem will magically go away when we're not all having to drive everywhere.

I moved to the USA in the mid 90s. O started in Southfield, then kept moving west over the years: Farmington Hills, Wixom, Walled Lake, and now in Howell !! My current city is much quieter and smaller than other places. When I visit Southfield and Farmington Hills, I get overwhelmed by the crowd and traffic.

It is nice to see someone willing to talk about Tax costs and not just price pint of the house. Back Taxes in some areas I can imagine being astronomical.

Lakes area outside pontiac is such high bang for buck, like rochester ish, or closer to sylvan (OTHER side of telegraph where you go from 100% to 0% crime rate)
