NEVER buy a home in an HOA neighborhood, unless you enjoy hoity busybodies telling you what you can do on your own property.

Hello from SW Michigan. I lived in one of those 90s built homes for 30 years, purchased for 62K, new build with a single driveway poured over building rubble and no garage. This was an empty lot, last one on the street in a poor neighborhood built up against a park with a school. My husband built a big shed to hold what we needed. We finished the basement and bumped the narrow house out 10', probably out priced ourselves in the area after 20 years. The house was so economical that we had the lowest monthly utilities amongst our friends. We had the best, most loving neighbors, best gardens, happy kids who grew to adults and fantastic memories with family now passed. I wouldnt have changed a single thing. It sold for 240K two years ago.

Agree with everything except the bungalow. They make great starter homes. Loved mine in Redford back in the 90's.

Those 100 year old homes are made with Oak joist and beams, not a cardboard house like all new builds today are* keep that in mind too. There's a reason it's been standing over 100 years. It was built well.

Re: Split Levels. My neighborhood has a ton of split levels, and they don't stay on the market for more than a couple of weeks before being sold. Reason being we're in walking distance to two schools, so families with young kids snatch them up fast. They don't care about stairs, and having the play room in the lower level separated from the bedrooms is a selling feature.

My grandparents owned a trilevel. You walked in the front door and no stairs. Living and dining room were to your left. At the end of the dining room was a short hallway to the kichen To the right was a hallway that also led to the kitchen, with a door to a powder room on the left and a door to the garage on the right. Huge kitchen with room for a full size table. Sliding glass doors to a patio surrounded by fruit trees. Off the hallway to the dining room was a stairway of six stairs going down to a large rec room with a fireplace, a full bath and a large utility room with a full kitchen and a doorway with s short flight of stairs going to the back yard. A second flight of six stairs led upstairs to three bedrooms and another full bath.

It was NICE!
