It's not just historic homes that are high maintenance, but most of them in short pump and Glenn Allen. They were built incredibly fast in the 90's and are not designed to last more than 30 years. Most homes, even expensive ones have masonite (compressed cardboard) as siding. If it gets wet, it disintegrates! At least historic homes have a brick exterior. It's not just the grey 90's pex that is a problem, but CPVC instead of PVC plumbing. After 20 years it becomes brittle and a neighbor had a whole kitchen destroyed by a new fridge being installed. Spot on about Petersburg. They keep wanting to build casinos in the town. It's economically depressed and has very high crime.

Agree with Petersburg ranking. I just drove through there last night out of curiosity for only the second time in the last 40 years since I lived there, and it is still far from a major renaissance. Maybe consider it as an investment property, but expect to wait an additional 10-15 years before seeing any noticeable progress. Petersburg had a bad reputation in the 1980’s, and from I can see now, it still hasn’t changed. It feels stuck in time.

Midlothian is a wonderful place, but it's way overcrowded. They are building 3 and 4 story tower condos and apts everywhere. Midlothian needs more schools desperately. Dreadfully the beautiful village is becoming just another crowded suburb. On the plus side, I paid $190K in 2014 for my 1900sq ft home on 3/4 acre, and it has appreciated to about $425K in 12 years.

Petersburg is on the slow come up since the casino opened

With a casino just off of I-95, Petersburg is now enjoying a revenue source that may help it rise above the stagnation it has suffered in. Several areas in town are seeing improvement, with homes and yards being restored and cleaned up. Old Town is a true treasure. But the taxes are still absurd. And as already noted, a lot of older homes, especially in the Walnut Hill area, have great prices but will require a lot of work to heat, cool, and bring up electrical and plumbing standards. Colonial Heights, north of the Appomattox from Petersburg offers a lot more. But most of the land parcels are small, and you pay premium dollar for property. But the city government is reasonably conservative, maintaining infrastructure while still keeping spending costs down.

WOODLAKE/BRANDERMILL both have 'built on/near a landfill' problem. All the area politicians have collected their billions and moved on after filling up these landfills.

Petersburg is mostly a run down dump.
