The dialog and content is good. The music is annoying and distracting.

I agree, I am not a big fan of walk in pantries as they just add another door to go they and waste space. I prefer large cabinet type pantries with full pull out drawers and a dedicated full height spice/oil 12 inch pull out pantry. It keeps the kitchen feeling big and open and all is easily accessible, plus drawers for kitchen cabinets is an absolute must, I only use doors when I have no other choice.

Now I need a video of how to find an architect/designer/builder who cares about all these things. What do I need to look for and what questions do I ask?

Thanks for the video. Having a home built soon. Caused me to revisit the floor plan. Definitely tried to consider how we live vs what’s trending.

Excellent review of practical features that deserve thoughtful consideration if your home is to feel functional. I’m glad to hear you mention closets - as a system, particularly the MBR closet. I teach building closet organization systems to enhance home functionality (& to overcome design deficiencies when the home was built). Most people are in their MBR closet at least twice a day, every day. Walking into a space that looks & feels chaotic can affect how your day starts & ends. Time spent ensuring your MBR (& other) closet is well spent to ensure that this space functions as you’d like it to. Like other home features you mentioned, it’s much easier & more cost effective to be intentional about designing these spaces while the home is being built, than to upgrade & redesign them after your patience has expired. .

Layered lighting was a misstep for me on an island cabin. I have a lot of downward lighting: wafer LED lights, ceiling fans, pendants, even the task lighting under upper cabinets. A lot of windows and sliding doors in main room and kitchen let in natural light during the day. I regret not putting in sconces it didn't need to be many but at least 4 between sliding doors would have been a difference maker on a three-way switch. I mentioned it to electrician during a walkthrough before insulation went in amongst a bunch of other things, much of the wiring was done by this point. Unfortunately, next visit down insulation and vapour barrier were already in and wiring and boxes were absent. I made the decision to not bother correcting it, they were long runs from the electrical panel, I had a shrinking window before the property was no longer accessible during winter (about 90 days of good winter road) and a lot of work left to do. Just one of those things I wish I would have had electrician write down; he got everything else I asked for, went above and beyond in a lot of respects.
