    You don&apos;t mention the main issue: what if tenants stops paying rent? In some countries you take years of legal battles to regain your property.

    The only benefit with physical realestate is, that you can work with borrowed money instead of investing just your own.

    luckily in Luxembourg i have a tax free allowance of 1500€ gross per year on dividends. i&apos;m in $O and $VICI for now. Thanks for talking about the UCITS and KID issue for european investors who want to get REIT ETF&apos;s. Reminds me of SCHD which we can&apos;t buy either.

    Don&apos;t buy REIT ETF if you are in Germany! REIT are a different category from stocks in Germany, you get no &quot;Teilfreistellung&quot; for REIT ETF. Meaning you get taxed more. This is especially bad for US REITs in ETF, you get taxed 15% in the US and then again 27% in Germany. That makes your earnings much lower compared to a US investor investing in the same portfolio. (There are some syntetic ETF though which try to circumvent this, but they have tiny Assets under management.)
