This is nonsense college accounting math. If you yourself were renting at $1500 a month. Get the fourplex, drop that rent to zero, but keep your real job and put that $1500 you were previously spending on rent in a high yield saving account. When stuff goes bad you got a fund to rely on. Learn to fix as much as you can and warranty stuff you cant fix. Also every mortgage payment you make stacks equity that you can use a heloc to buy another property. Rinse and repeat. Even if I double all the problems listed in this video it still beat rent.

Why is this guy not including the interest on the loan as a deduction on the tax return? <br>Also not mentioning the 1031 tax deferred system<br>Also not saying about one property at a paper loss can be used against a property which may be running at a paper gain as an offset?<br>Incomplete illustration.

If you can't pay the mortgage assuming 2 of the 4 units are empty (for 2-3 months), you can't afford to do it. Plus your math seemed to suggest all 4 would produce income but your example required you to live in one (the FHA part), so that doesn't work either. Though your "rent" will be quite low in good months (basically living for free).
