SODO (South Of Downtown Orlando) is a very popular place to purchase homes or rent. There is a constant turn over of people moving in and out. The schools in my area are decent. I’ve been renting for 18 years from my family. All in all, I enjoy living here.

Exactly. The issue is not what it costs to acquire property. The issue is what it costs to own property. In fewer than 60 months, the carrying costs of insurance, taxes, HOA fees (where levied) have increased here exponentially. Add to this the overall inflationary pressure that makes the cost of major appliances, roof replacement or repair, plumbing repipe or repair, and the corresponding labor costs for projects a homeowner cannot, or should not, do and it makes for a remarkably undesirable market. Add in the pressure on the labor market resulting from actions by the current administration (good luck finding qualified, skilled talent for roofing, construction, home health care and agriculture), even finding the right resource to complete repairs in a reasonable period of time is a Herculean task. When, not if, the next hurricane comes through the time it will take to repair or replace roofs alone will be measured in years, not months. Then there is the matter of traffic congestion on overburdened sclerotic roads that worsens by the hour, along with the suffocating, dangerous heat and humidity for 5 months per year (3 of the hottest on record were in the past 12 years). And one of the highest crime rates in the nation. And subpar schools. Housing prices in greater Orlando mirror those in far more desirable areas without the quality of life compromises that one would use to rationalize a move here. 25 years ago, one could justify the quality of life compromises because the cost of housing and living in general was so much lower. Not any longer. Comparable properties in Fairfield County, CT, or most of southern New England and other far more desirable locations with higher quality of life metrics by any measure cost the same or less when total purchase and true ownership costs are accurately accounted for. Without the downside price risk and quality of life compromises. <br><br>There is a reason Florida is the butt of so many jokes and has been for so many years. But at least it was "cheap" and the weather was nice. <br><br>Not any more.

Orlando is my home city. Also add in the low wage base. I read an article recently that now Orlando has equivalent cost of living to New York City but pays like backwoods Alabama. Our streets are full of homeless people many begging at every intersection and large numbers of homeless camps in our woods. That is a reality that the Tourist industry wants to keep hidden. There are a few decent jobs here , I had one of them. Retired now. But not nearly enough. So how are the new arrivals making enough money in our economy to support their basic needs , including housing ?

I’ve been living in Central Florida for more than 20 years. And Osceola is the worst county there is to live in. It may be cheaper, but the county’s infrastructure is terrible. They charge impact fees for new constructions but they don’t build the roads on time and the maintenance of them is horrible. And there are no good jobs that pay well. In conclusion, the same video shows that the worst county is Osceola.

I’m moving to Orlando with my son who will be attending UCF. I’m stuck to renting because I don’t have a down payment for a home, but the rentals near UCF are well-worn and the Lake Nona rentals (those closest to what I’m in now) all seem to have that weird detached garage with a tenant model. I don’t know where we’ll end up landing and I’m getting frustrated. I would really love to connect with an investor who is looking to build in the new community The Grow and rent to a steady, quiet renter for the next four to five years.

At four corners myself and for the first time since I bought the house 10 years ago my state assessment went down rather then up. All I can say is good, I am not selling and so how much it is worth don’t mean much.
