  Not here in Chicago area - market is still very depressed and very little inventory.

  Our area is tight inventory.  Still doing good.  I don’t know how long that will last but so far so good for Sellers.

  Our home has been on the market here in Coastal Alabama for 11 days. Two showings in the first two days then nothing! Doubtful we will get an acceptable offer.

  I agree. The Housing Market is normalizing. It’s experiencing a necessary correction, after post Covid low interest rates fueled an unnatural spike - in selling prices (perceived value); and with respect to property taxes.<br><br>Houses are now selling for less than Homeowners paid. Homeowners / potential Sellers must either (a) suck it up and accept the reality or (b) resolve to stay put.

  Nice informative discussion on this question re as is. Sold a home as is (inheritance) because had little to no knowledge of issue of the home and the buyer ended up negotiating &nbsp;a SUBSTANTIAL discount due to inspection.

  OH MY WORD!! &nbsp;I got to time stamp <a href="https://www.youtube.com/watch?v=NMAeUDY64co&amp;t=5266">1:27:46</a> and gasped!! &nbsp;I had no idea that having an open house was an option. &nbsp;I thought it was necessary, and I TOO cringed at the idea despite all the beautiful professional pictures, drone photography and online 3D rendering. &nbsp;Open house was two hours, 2 days after it went live on the MLS, and resulted in a bidding war (10-20k beyond what I expected) but it is horrific knowing the realtor can&apos;t be everywhere at once, things could be damaged, and I felt I needed to clean like a banchee after all that traffic. &nbsp;<br>I also discovered that a neighbor, who really wanted the house, but at a much lower price, talked with some prospective buyers in the backyard trying to bad mouth the house in the hopes of turning away buyers and trying to create a price drop. &nbsp;(Has this happened to anyone else???) &nbsp;Horrific, but the realtor was inside at the time and heard about it later.<br>Oh my gosh I feel like I need to breathe into a paper bag after this entire, highly educational video!!!! 😩😩<br>Further, somehow the ppl who &quot;won&quot; the bid sent a landscaper (unbeknownst to me) to the house to measure the land and plant flags for their &quot;$25,000 white vinyl fence telling the landscaper it was ok that the house was vacant!!<br>Who knows how many ppl were told this and THAT put me at great risk!! &nbsp;The police were called and to say I was livid is an understatement. &nbsp;Oh, Jen you are doing so many of us such a much-needed service!!!
