  Every old house has a few of these 10 issues.      Buying an old home I can almost guarantee you that you will encounter at least one of these

  The biggest problem a new home buyer has is they fall in love with the look and price of a house so they completely accept any damages in order to just get that house and that’s how they run into many regrets once they move in…🤷🏻‍♂️

  I always hire an independent home inspector. It takes away any concerns about conflict of interest with the realtors.

  #1 cracks on walls or around the house <br>#2 &nbsp;poor roof <br>#3 &nbsp;ac units updates <br>#4. Electricity panel updates <br>#5 &nbsp;plumbing pipes <br>#6 &nbsp;mold or water intrusion <br>#7 termite &amp; pest damage <br>#8 &nbsp;environment issues &nbsp;<br>#9 decommissioned oil tank <br>#10.   13 years ago I bought my house as a fixer upper, it had a bad roof and foundation but the house was in a fantastic location that can&apos;t be beat. &nbsp;I also got it really cheap. &nbsp;I got it fixed and &nbsp;have no regrets.

  Home ownership always involves repairs. &nbsp;Small cracks in foundation are normal like 1-2 mm.

  Check for large old trees in bad health. &nbsp;They can cost thousands to remove.

  Hi. Bought in 2025. Roof was thrashed from a hail. Storm in 2021. Sellers replaced it with a high-quality roof/50 year warranty. Real real estate agent asked for a warranty on the home. Thank goodness because AC malfunctioned three weeks after moving in. Shocked the sellers were complying, considering we had to enter a bidding war just to get the home. Found out later they were being foreclosed on, so very motivated to work with us.

  When I bought an old house in a good neighborhood I installed a new furnace and water heater. The guys who installed them signed their name, company name and date on both these appliances. This got a thumbs up from people who looked at the house when I sold it. All my warranty stuff and receipts went to the buyer when I sold it.

All too often, there are limitations on where a leach field can even be constructed. It&apos;s not a DIY that&apos;s for sure. If the county or city has already tagged it... walk away

  Bought a house with old roof. HOI canceled insurance the next month. Mortgage threatened to pick up HOI at 4x the price. Had to spend 16k to replace the roof and decking to get reinsured and at the discounted rate. We had intentions on replacing the roof, just not a month after purchase.
