I was a homeowner in Florida from 1989 to 2024. I learned after experiencing numerous hurricanes and a devistating flooding on my condo and car due to Hurricane Ian in September 27, 2022. It is imperative for every homeowner and condo owner to carry both Hurricane insurance and flood insurance even though your property is not currently in a flood zone like AE. You never know. Flood insurance is relatively cheap. Just do it!

I live near Gulfport. Its more than just the storm that is causing it to die. It is heavily the locals. They dont want to make any changes that can save their town. No development. No tax increases. They're more concerned with how they appear on the social political scene than they do in reality. They have some great places to eat still, but the place has a lot of influential residents who resist change and progress.

I sometimes feel like the proverbial broken record because I have contacted multiple people in Government, Real estate, Business and only got lukewarm responses. If you want a stormproof home, consider a monolithic dome construction. Yeah, they look different, but engineering studies show resistance of more 300mph. Elevate them and you have a great likelihood of being safe from tornados and hurricanes. Lowered hvac bills also

All that luxory housing on Sanibel island and it didn't hold up any better than the middle market housing elsewhere. Not sure what good the luxury homes are when these don't hold up.
