Regarding the home built in 1922 with the old carpet: In 1922 builders used real wood, not plywood. This Arts and Crafts home may possibly be a Sears mail order home. Ripping up the old carpet and just cleaning the solid wood plank flooring - along with the rest of the wood trim - would be beautiful.

We have a 1955 house. One bathroom is white with seafoam green trim tile. The other is black and bubblegum pink trim. Don't care just love these tiles. Paint, shower and window curtains pull it together. Let the next person change it to fit their style.

It’s not the fact that they lift the rug to see the burn….it’s that you tried to hide it….so….what ELSE are you trying to hide from the buyer?…..

I lived in my home for 15 years before selling it. During this time I watched my neighbors do spectacular work on their homes, things like this. - Sell it, and the new person would rip it out and make it flat and boring, then they would sell it, then the new person would rip it out AGAIN, and make their own thing, then they would SELL IT, then the new person would move in and rip it all out again. While my home was starting to date because we are not wasteful. I couldn't believe how wasteful people are in the housing industry, its soo disrespectful to our Earth but the chances of that place being sold to someone who ACTUALLY LOVES it, is 15%

I love the yellow and black tile. It is unique and installed well. It may not appeal to everyone but someone will appreciate it

We painted our kitchen cabinets on our home because the cabinets were older and not particularly in great shape like the cabinets in this house. It made a huge improvement in our kitchen, the home was small and it made it took so much larger and cleaner. Our house sold the first day it was on the market.

My brother and I just inherited a condo from our father, who passed in August. The only real comp (same complex, same floor plan) is from six months ago. The condo was built in 1996 and has never been updated. Our realtor wants to us replace the carpet with LVP (the carpet does have to be replaced, no question). He also wants us to paint the honey oak cabinets in the bathrooms and kitchen, replace the kitchen countertops, remove the popcorn ceiling, paint the entire unit, install new baseboards throughout, replace all the doorknobs and hinges, re-coat the tile showers in the bathrooms with epoxy, install new vanity countertops, sinks and faucets, replace all the old boob lights and the 1996 chandelier, and add new can lights in the living room where there is currently no lighting in the ceiling. Along with some more minor things like install new towel bars and new hardware on the kitchen cabinets (which currently have no hardware at all). Total cost will probably be around $40,000. The condo is in a very desirable location in Silicon Valley where units do not come up for sale very often, and he insists that these renovations could raise the price by $75-100K. However, based on your comments here it seems like this is all a bad idea (other than the flooring). The kitchen cabinets still won't go to the ceiling, and the style is very dated (they are honey oak with partial overlay). Same with the bathrooms. All the windows are single pane; the estimate was $12K to replace them but he says that's not worth it -- so the windows will still look very old. It seems like we're going to be putting lipstick on a pig. On the other hand, the comp's pictures are still available online, and it looks gorgeous -- with all the updates mentioned here. That one sold for about $100K more than what he thinks ours would sell for as-is (the market has also softened in the past 6 months, and we'd be putting it on the market at the worst time of year, right between Thanksgiving and Christmas). If we don't make those updates, we could get it on the market in a couple of weeks instead of a couple of months. I'm completely lost as to what we should do. Sorry for the long post.

I hope you’ll do a video on the “Producer Seduction” that can hit. One can have a heart desire to BE that HGTV designer who works magic. The same urge hits when we see a clever craft item. Buy it for $19.99? Nope. Go spend $99 and three trips to the craft store instead. I think a lot of fear and anxiety is dealt with by running around with paint swatches and kitchen remodel plans.
