  These parents are always so sure when they claim that fraud is something they can get away with without any permission to act on their children's behalf and the child would let it go like that to keep the peace, and called it "we're your parents" so it's not fraud, as if that answered their entitled behaviour to the child's property. They are so effing stupid. They fail to recognise that their children are people who have the right to own their property and live how they want, when they want. He told the golden daughter one thing and didn't tell the actual owner nothing til he thought the deed was done and u couldn't do anything about it. Again, too stupid. They didn't know anything about the property after u inherited it, or what u did to it with a loan to update and improve it and is still paying it off through the rentals. They just assumed it was the same as Grandma left it. So they tried to give away your property that u rent out to their golden daughter because she's pregnantand need a house? Where's the father of the baby in this? How can they think that doing something like that is legal? They just think that u would let it go and don't press the issue? He wasn't trying to help the family, he was trying to help his preferred daughter because she was pregnant. If your sister cannot afford to have/house a family, then she shouldn't have any until she could. Your father knew the bare minimum of the law regarding what he did (how a quit claim deed really works) and made up the rest in his wisdom to give away something that wasn't his, no matter how he feels about it. He believes that the house should've been given to everyone and the thing is, he'd have turned around and give it to your sister anyway, and nobody would have access without her permission. So how would that benefit everyone? The house wasn't typicaally lived in but it was rented out most of the time. The baby's already learning to be entitled by screaming its head off for attention. Good story!!

  The beach house was willed to OP specifically. Even if it could be considered 'family property', that fact that OP's grandmother willed it to her, and the fact she put significant investments into the property for repairs & upkeep, makes it hers entirely. What her parents did by filing the quit claim deed without her knowledge, consent or legitimate signature is fraud & attempted property theft, and that's going to get them in a lot of trouble.

  Noting can be "Family Property" unless the property's Deeds define who the owner(s) are and the structure of the ownership.
