  So, I moved to Dubai in 2024 and am currently living in the Motor City. I was planning to buy a house here, but guess what? Prices have gone up by 10-15% in the past year, and rents have gone up too! It’s crazy, right? It feels like real estate inflation is out of control. If you can’t control the real estate market when it’s going up like this, you can’t control when it’s crushed.

  the questions is with those numbers of possible residence how many is rich enough to buy/ or are they all the numbers just for people who can afford to buy? you forgot the low income earners in that population

  -300k houses are coming in by 2028<br>-68% of transactions are offplan these are people who mostly want to make a quick buck by reselling<br>-these offplan people will panic already many are selling at lower prices<br>- Danube ceo says rentals will go down by 20% ( in dubai rental and property prices move together)<br>-fitch says 15% decline<br>-rera index is flat for last 1 year<br>But your friendly real estate agent will say &quot; this is the time to buy&quot; . &quot;Buy &nbsp;offplan and flip it&quot; 😅

  That is absolutely NOT for controlling the number of offered houses BUT it is just to insure the only the same persons could build with no fair competition. It is a private game.

  These are only projections for population growth. US / Europe go i to recession (highly likely), major wars in mideast and all projections go out the window.

  Great insights, if we talk about numbers. However, we also need to consider that out of those 2 million people moving into Dubai. 90%+ don&apos;t have the purchasing power to buy or even rent a decent studio on a decent location. Im a real estate consultant and even I am careful about what to recommend to my clients based on their investment goals. My thoughts, there will be a great correction happening, and the government right now is removing the partition system to force people to rent/buy apartments available in the market to create scarcity. However, if majority of people still earns 2 to 5k dirham, that strategy wont work. Unless something change.
