    I blame REIT’s for the lack of affordability; they came into our area and bought up 1,000’s of residential properties and drove the prices up through the roof. This raised our property taxes, then of course the cost of home insurance, they can afford to sit through the down-times, it should be illegal for them to purchase residential homes.

    Property Manager here. I can make any residential rental profitable and do for all of my clients. &nbsp;However, I don&apos;t waste my time with properties in poor condition or bad neighborhoods. Better to buy one unit in a good neighborhood than three in a bad neighborhood. &nbsp;<br> Best advice I can give those wanting to buy residential rentals is:<br>1. &nbsp;If you wouldn&apos;t like to live there, no matter what the reason, don&apos;t buy it.<br>2. &nbsp;You can fix ugly but you can&apos;t fix location.<br>3. &nbsp;Have a minimum 3 mortgage payments saved up at all times and hold out for a good tenant.<br>4. &nbsp;This is a business, not a social program so don&apos;t rent to sob stories. <br>5. &nbsp;When its time, replace carpets with LVP. &nbsp;90% of security deposit battles are about ruined carpet.<br>6. &nbsp;Allow calm, submissive, obedient pets. &nbsp;You will be in the top 10% of the food chain.<br><br>7. &nbsp;Be polite, be firm, it&apos;ll get better.

    I&apos;m glad and fortunate that I bought my first property during 2015. There were people telling me I was &quot;crazy&quot; for buying at that time because the &quot;market is too high.&quot; They said I should &quot;wait for the market to go down&quot; because we&apos;re in a bubble. Today, those people remain saying the same thing about this since 2015. Meanwhile, my properties have tons of equity and rental prices has gone up significantly since the time of my initial purchase.

    62yrs old. Love this channel! I bought my home in 2011. Renovated. Was a single parent..two children. I am happy now that i can leave a legacy to my children. Thank you God.

    Here in Scottsdale Arizona has already crashed Properties or no way I can sell them for the peak..I&apos;m down 20% so that&apos;s technically a crash.

    The rental math only works if rents keep going up. But who&apos;s going to pay $3000/month rent on a $50K salary? Even the &apos;permanent renter class&apos; has income limits. Demographics cut both ways - same aging population that creates rental demand also creates forced selling when health costs hit. The numbers don&apos;t add up long term.

    The interest rate narrative is such a small part of why people don&apos;t move. Most individual houses are owned by people in their 50&apos;s and 60&apos;s with substantial equity. &nbsp;A shift in rates on low debt is marginal to household cash flow, especially when compared to the expense of property tax and insurance. &nbsp;As soon as you move, your taxes and insurance are adjusted to the new purchase price which can result in a cost of $1000&apos;s more per month. Furthermore, the lack of supply argument in both single family and multi-family is weak. &nbsp;There are currently 15 million (approx.) vacant homes in the US. &nbsp;On the multi-family side, the number of vacant units is estimated to be 3.3 million. With a decreasing population growth combined with the aging of current owners, these numbers are important to factor into one&apos;s estimation of the future supply/demand equation. However, IMO, the biggest factor influencing the &quot;value&quot; of owning v renting is government incentives. Should interest payments or taxes lose their tax-deductible status, the narrative will shift quickly, same too for insurance laws. &nbsp;The more an insurance company is allowed to charge and/or be shielded from paying claims the less desirable it will be to own. Another significant issue I haven&apos;t touched on, nor do I ever hear people discuss, is liquidity risk. ROI can drop to zero or further if a house won&apos;t sell for months on end. Once a younger person is forced to learn this undervalued risk the hard way it will influence their attitudes and behaviors for the rest of their lives. The &quot;value&quot; of a home is only what someone is willing to pay for it, and its very probable future generations will develop a different narrative on the cost-benefit ratio between owning and renting.

    Toby, I appreciate you! You never cease to capture my full attention, yes, I’m a landlord, yes, I value good Real estate and &nbsp;raw land, one of the big punches in the gut was when my seven partner ship of all siblings voted against me to sell our 4 acres with a 75,000 ft.² warehouse, a quarter of a mile away from a major port. The challenge with all of us that are baby boomers is that I’m sure I’m not an isolated example, older siblings want their money and they don’t have the patience &nbsp;to take time to understand what’s coming. I’ve been a huge fan of you the very first time I heard you talk on YouTube in my personal case I tried everything including using you as an example. I have no complaint whatsoever, and today I say thanks for that tough pill to swallow, even though I’m OK with it I still in my quiet time think of all of the profitable ways to use that property that would’ve benefited everyone, including their children and their children’s children. Again, I appreciate you!
