  Raad your reality check is refreshing. I personally have a hard time with certain real estate agents who think that real estate is just the money maker for them. <br><br>I am your target demographic right now looking to buy a house, but I follow this market very closely for the last many years. I truly do not understand how people buying at the top of the market didn’t see this coming. 600 K homes need to be at 300 at this point. Nearly everything needs to be cut in half and it will happen. I sold my house in another state and contracted in five days no concessions. So we are renting now and we thought maybe we would buy next year but now I’m thinking it might even be into 2028. I don’t want builder concessions I want reduced prices because I still have to pay tax on the higher priced home, even if I get high concessions. At this point I might even look at land if it comes down in price as well because lumber and construction has come back down to reality for its pricing. It stinks for those who can’t sell, but people should pay better attention to how the markets work instead of just buying because they have the money. The history lesson was always available.   We will likely be looking to sell our NB house in 2-3 years but will buy here locally again. I suppose the difficulty of selling and the ease of buying in the same city might ultimately be a wash?

  What you all are forgetting if that real estate is VERY LOCAL! There are plenty of people&apos;s with money and New Braunfels is over built, over priced and over hyped.
