IT'S RELATIVE. As a Gringo Snowbird (Palm Bch/Medellin) I live on $8,500mth. My property in Llano Grande, paid for, costs $300 net monthly. I love very well in Medallo & spend under 3K. In Palm Bch. my HOA alone is $875

I lived in Medellin before the Plague. It was amazing! Now, the rents are X3 and the vibe is destroyed. I would advise you to find a new destination.

You are 100% correct. Medellin is now EXPENSIVE and not a bargain..And everything around it is INFLATED. El Retiro...Rio Negro..all blowing up and crazy expensive COMPARED to 2005 or 2015. If you're there as a passport bro just to have fun...cost isn't and shouldn't be an issue. But the days of $100,000 Penthouses is over.

A Bandeja Paisa in Miami is $22, 23. It is expensive, but if you want the premium of living there, you gotta pay now.

Property taxes are going up sharply in Colombia. Income tax on the rent is 30 %, expensive too.

What you are discovering I knew was happening after the pandemic ended and the influx of tourists started to flood the city. I lived in Medellin from 2014-2024. By 2023 I could tell the cost, crime and how the soul of what made the city so appealing was gone. I determined it was no longer worth staying. Listening to what this man has discovered, none of it surprises me.

I moved to Medellin 5yrs ago, it is definitely a lot more expensive than just 5yrs ago. But far cheaper than the US. I just got back from San Francisco and it feels like I'm stealing. There's a lot of cheap places to eat in Medellin if you stay away from the tourists spots.

I went to a Peruvian restaurant near Poblado with my girl, sister, and mother-in-law. We all had full meals, drinks, and even wine, and the total came out to about $100 USD. Sounds like you may have overpaid at the spot you went to. Prices are definitely going up there, but it can feel expensive on a $2k monthly income—if you’re at $3k–$5k, it doesn’t feel as expensive.
