  This is the kind of transparency that actually helps people learn. Most content just shows the acquisition and moves on, but the 7 year hold is where the real story lives. I run 10 doors across 3 states and the gap between projected vs actual expenses over time is the thing nobody talks about enough. Insurance, maintenance reserves, vacancy all compound differently than the spreadsheet says they will. Appreciate you showing the full picture including the challenges.

  So let&apos;s get this straight:<br>- you bought a property.<br>- immediately enshittified it by reducing services (cutting cable TV, internet)<br>- literally told a second floor tenant to live without a floor in one of their rooms (a problem that wouldn&apos;t have existed if you were up to date on your preventative maintenance of the ceiling).<br>- told someone who&apos;d lost their pet into a hole in the floor that all they need to do is put out food and wait<br>- kicked out the same tenant because he was &apos;being a problem&apos;<br>- and then slow marched that lawsuit through court for 6+ years? Sure, that was partly the insurance&apos;s fault but you could have encouraged a settlement a lot earlier. <br><br>The other comments calling you a slumlord are probably overstated - you seem like a nice person. But a lot of the actions here are kinda going into asshole-y territory.

  I self manage 40 units. And by self manage I mean I do it all. Repairs. Maintenance. Remodels. New flooring. All electrical (I was an electrician years ago). I do all the leases. The book keeping. I mean every aspect. <br>Couple things. 2018 is nothing like 2026. &nbsp;From the financial side a multi family at 3.5% interest vs 6.9%….not taking anything away from you and all these “Bigger Pockets” guys…but from 2010 to 2020 everyone thought it was pretty easy, well because it was. <br>Welcome to the real world of 25% down, 7% apartment loans. Add that 7%-9% “mgmt” fee in…most have zero cash floor.

  600 k for a 14 unit building? You can’t even buy a 1 bed house for that where I live. Insane.
