  States need to start changing laws around building codes. Making them okay as an ADU only helps people who already have homes. There are SO many seniors living in cars, it's shameful. Many people could be housed if they simply made these LEGAL.

  The problem here in PA is that it is impossible to set this on land in PA except as ADU. Building codes are horrible in PA.

  Last yr, my son's friend bought this and we wired it for him in a weekend! Elec hot water tank went under the stair landing. Elec Panel was above that with elec service meter on the N end of the building. Circuits went up through upper and lower stair well walls. Toilet, shower,  was under stairs, 30" door on rt end. Kitchen cabinets from stair to bathroom door. Wood stove   in S. back corner of liv room. Mini/split AC N end, next to elec service. Upstairs big bedroom and sleeper/sofa down stairs for company. His Tuff Shed roof sagged and walls spread after heavy rains! We pulled the walls back in with come-alongs, Bolted steel cables thru the wall headers, next to each roof rafter with turn buckles in the center for adjusting. Then added an L shaped brace above the ceiling and short vertical 2x4's bracing the center ridge. Building wouldn't have passed a framing inspection as-is but the guys who built the kit weren't framers and there was no inspections out in the country... Glad we caught it in the elec rough in stage!

  I like shed conversions a lot.  The one thing about the kitchen I don’t like is the awkward placement of the cooktop.  Seems very impractical.

  I got the 10x20 one for $5500 (5% off cuz it was a repo). With a block crawl space, framing/finishing inside, and hooked into full home systems, I added 2 windows on the back wall too. it cost me about &20k. I love it.

  I don't think he thought the layout out too well. The living room area should've occupied the larger space & the kitchenette should've been in the nook next to the bathroom, instead of turning the whole place into a kitchen. That's just my opinion

  i'm a PA attorney who used to represent land owners in zoning disputes. the issue with "tiny homes" is rather complicated. 1. to get a "conventional" mortgage (Federal HUD approved), the living structure must meet all building codes and have at least 762 sq.ft. of living space.  2. zoning codes for "R-1" (Residential only) follow the HUD requirements so in a R-1 municipal zoning district, a new "living" structure must pass all building codes and be at least 762 sq.ft. in living area. 3. "special" zoning districts do allow "small" living structures but these must be designated "Recreational Vehicles" camps and in these areas, "Park Model" RV's can be placed, however, by law, a "Park Model" tiny home must not be larger than 400 sq.ft. in living space to be allowed in the "RV District."  4.  you can't get "home owners" or "residential" insurance on a "tiny home" less than a HUD or building code approved living structure.  5. tiny homes generally WILL NOT comply with national building codes including the electrical, plumbing, HVAC, and "structural" codes.  6. you can't "rent" a living structure for "human occupancy" unless the structure passes all "health and building codes." 7. you can't get an "occupancy permit" allowing "human occupancy" of a structure unless the structure passes all health, safety, and building codes.   8. finally, allowing anyone to "live in", "temporarily stay in" or even "visit" a tiny home subjects the owner of the structure to civil liability if the "visitor" is injured while in the home. and this liability becomes more acute if the "visitor" is considered a "renter" or a "business invitee" (someone paying money to stay in the property).  SO ... unless a municipality has "carved out" a special "legal" "tiny home" community or "zoning district", there are MULTIPLE problems and obstacles to having a tiny home as a "rental" on one's property.  FINALLY - a property owner can certainly put up a tiny home on their property FOR THEIR OWN PERSONAL USE - and in this case, the tiny home is just considered an "accessory structure" or "accessory building."  THESE buildings are "she sheds" or "man caves" for the property owner, or even elaborate "pool houses."  again, none of these "accessory buildings" can be rented out to a "non-family" member. parents could probably build a tiny home for their teenage son to live in so long as it was on the parent's property and their homeowner's insurance consented to the kid staying in the "shed."

  One suggestion for future projects would be to have a hand held shower head option, really helps when cleaning a shower, and , well, people & pets too.

  I think you could extend the porch out 4 or 5 feet by moving the railing to the eadge of the new area. Then you'd have more room to swing or sit in the sun area. Also more area for other people to sit on the.porch.
