I built my house with zip sheathing with the 1/2 inch foam backing. I sprayed the top of the ceiling with 8" of closed cell foam, and insulated the stud bays with blown in cellulose. The house blew a 0.6 on the blower door test. The tech who did the test said it was the lowest score he had ever seen in a house that wasn't a special project. The house is incredibly snug and draft free. SW Ohio.

I have to hand it to Steve. As a builder, I have found that many architects get offended when the builder has a good idea. Somehow you have to do some magic and phrase it in a way, that it becomes the architects idea. I had a recent project where the architect would come up with something that couldn't be built, I would tell him how it could be, he would implement my idea without ever acknowledging where it came from. He would just act like he was a genius and every idea was his.

Nice house. The wife wanted a room of her own. Wowzers. I could not even imagine that being a possibility. So, this is how the other half lives. lol. Anyway, nice work.

Would be a good idea to add blocking for your ridge vent to nail into. That way you’re able to use the strength of the full nail. Not just the thickness of the sheathing

Tremendous quality on the structural and mechanical sophistication. Looks like a commercial level and beyond. The exterior is rather unassuming with a 'sleeper' vibe that looks very tradtional New England with no flare. If that's what the owner was going for, then nailed it.

Over the times I've been critical of some of the builds and solutions here on the build show - this one comes very close to how I'd do it. A lot of sensible solutions. Good job.
