Georgia you must go through the Magistrate Judge in your County it's placed in an escrow until the landlord has made repairs

What about on the lease say he is not responsible for any injury to me is he is not liable and you have to responsible for repairs I want to get rental insurance but he protects himself doesn't do repairs

Well if your a squatter and won't leave some landlords don't care if its legal. I have seen people be physical removed by biker gangs etc and your risking your life or sever consequences by calling the cops. The thing is PAY your rent and if landlord not fixing or making repairs required then LEAVE find a better place to live.. most landlords are honest the issue with system is its a drag out long process to get people removed and they can lose tons of money. I see more squatter issues than i do evil landlords or management companies. And the squatters and people destroying property are a massive reason RENT prices are so high in the country that damage and loss of money theses insurance companies and property management companies/ landlords aquire gets passed down to the next renters. I for one am tired of rent and insurance cost being raised year after year. Pay your RENT follow your lease and keep the home in good shape be a part the solution not the problem.
