*This video was recorded before the cartel incident in February of 2026. Zero foreigners were injured, but admittedly being under lockdown due to street battles is not ideal.

🇲🇽 Contact Paul, my realtor in Puerto Vallarta, Mexico : https://thewanderinginvestor.com/services/international-real-estate-services/my-favourite-realtor-in-puerto-vallarta-mexico/

🇲🇽 Puerto Vallarta, Mexico Real Estate - Investor Guide :
https://thewanderinginvestor.com/international-real-estate/full-guide-to-making-a-real-estate-investment-in-puerto-vallarta/

I love Puerto Vallarta and Guadalajara. I live in Los Angeles, California. I went to Guadalajara last year and I have not been to GDL since 1980 when I was 24 years old. Man! how much it has grown. A co-worker of mine retired recently and he sold his house here in L.A. and now lives in Guadalajara and loves it. When I was there last year, I went to visit him and OMG! his home is beautiful and it is gated and has a nice yard with pool. The greenery there is unbelievable. I really loved it maybe one day in GDL. or P.V. I will do the same.

I read many comments expressing fear about the insecurity in Vallarta, when in their countries there are terrorist attacks or shootings in schools or in crowded places. In Vallarta, it's rare to see situations like the one on February 22, 2026. Here, if you're not linked to organized crime or involved in shady dealings, nothing will happen to you. There are robberies, like everywhere else, but compared to other big cities, downtown Vallarta is the safest place of all.

The standard and quality of life in the United Mexican States is currently very standardized: shopping centers, Costco, Walmart, Sam's Club, plazas, malls, shopping centers, etc. What varies are the prices, the cost of living, especially in tourist areas or highly gentrified locations, for example, in beach towns like Acapulco, Cancun, Puerto Vallarta, and Los Cabos, and in cities like Mexico City, Monterrey, Guadalajara, and Puebla. Everything is obviously more expensive, including renting or buying real estate, between 50% and 100% more expensive than elsewhere of México....

Since you were talking about preconstruction, have you heard anything about?Tao blue gardens seems like they’re about three years behind schedule. Just wondering if you’ve heard anything about that project? Thanks for sharing all the content.

My Canadian friend had to leave her mexican flat as it was above an bombed OXXO. I had been with her the day before. It is totally smoke damaged but luckily not destroyed. She still is waiting for her landlord to fix it so she can move back in.

Most people I know that have purchased in Mexico, often find out that they have difficulty selling, unless they purchased in a large city.
