  You should do vehicle storage out back. Boats, trailers, etc. self storage is a great stream of revenue

  Weekly food truck / Farmers market in the summer, winterized boat storage in the winter for the lot!

  You can turn that lot into a UHaul dealer lot. They keep trucks and trailers back there, and all you do is rent and return trucks. All vehicle maintenance, software, sales systems and towing is done through uhaul. You literally just need a parking lot and a computer to run the POS system

  You could build a bunch of storage units in the yard, they run by themselves and you could automate rent with a simple website. Also, in most states, after like 1,5 months of unpaid rent, you can legally keep what’s in the storage.

  While the immediate cash flow might seem low, remember that the $73k includes principal repayment. You&apos;re building equity with every payment; once the debt is cleared, that full amount turns into pure profit.

  For that backlot, if it&apos;s large enough, you could probably rent it out for semi trailer storage

  First thing I thought of before you said anything was self storage…. Not sure how big that lot was but it looks perfect! &nbsp;I seen vehicle storage in the comments anything like that would also work but self storage would be the best in my opinion.

  Big Liquor store here in Texas called Spec’s..they built their business by bright exterior colors, clean highly lit stores inside, high traffic locations, and always having best sellers in stock. &nbsp; You’ve done fantastic so far. &nbsp;A few minor tweaks to exterior and interior would make the store very welcoming.

  For the back lot, it depends on the vibe you want to set. Farmers&apos; market if you want to set a community-first vibe, collecting rent or commission on sales. Car storage if you want to set the vibe of trailer park chic.
