  We need to normalize more time on the market. We are no longer in the 2-3% interest rate era. As a result, buyers want to be more sure of their purchase.   I&apos;m with you on not leaving stuff behind that the buyer will need to get rid of, but when the time comes, I will offer the buyer the option, not the obligation, of keeping certain pieces of furniture. I will also give them the choice of keeping the leftover paint or I&apos;ll take it to recycling myself. I have labeled all the buckets as to where they belong, and also will hand out to the buyer a list of the paint specs (brand, type, and tint mix) in case they need to do some touch up in the future.

  I must have gotten lucky. My house in Florida sold for $10k over appraisal value, plus I had a red kitchen.

  Another great, informative video. Thanks for posting. My neighbor&apos;s house, which was listed as pending at 399,000 before an in ground oil tank issue arose, then jumped to 419,000 after the replacement, has been dropped down to 410,000, with over 75 days on the market and counting. A seller pre-inspection report would have really come in handy. Any smart buyer is not going to pay for the seller&apos;s oil tank replacement and subsequent soil remediation expense.

  Another suggestion, if you please. &nbsp;Find out ahead of time WHO is actually taking the listing pictures! &nbsp;We hired a Realtor who was very very successful in our town. &nbsp;When it was time to take the pictures, SHE took them, on her Cell Phone. &nbsp;Then she put them on the MLS without showing us first. &nbsp;They were AWFUL. &nbsp;We made her take them down, and re-took pictures ourselves.

  Open houses are great, at least in Chicago. No, nobody is driving around anymore and looking at open houses. They are looking at the Internet, and noticing that there is an open house. For a lot of buyers, that takes the agents out of the equation temporarily because you don’t have to schedule anything. The last two houses I sold were open house contacts. People say “they’re hard“ or my favorite, “it’s all Lookie Lou’s”. Do you wanna sell the damn house or not?

  I know of a situation where a 1980 custom built &nbsp;6300 sf Tutor sitting on 0.5 ac has been on the market for 3, yes 3 yrs. It has been appraised at $1.2 million with an asking price of around $800k. It is stuck in 1980. Owner will only give $10k in concessions to update the main kitchen. Highest offer has been $650k. &nbsp;I personally would take the money and run

  Talking about Listing Prices ------- the opposite can occur. &nbsp;The Realtor (greedy or delusional) can insist on listing the house for FAR beyond what it will ever bring. &nbsp; I had one try that. &nbsp;I responded by getting a different Realtor. &nbsp;The house sold in less than a month for the REASONABLE listing price. &nbsp;So, not all Errors in Judgment come from Sellers..............
