Milwaukee is interesting, I went to school there and it's currently where I own 3 investment properties. A duplex next to one of mine just sold for $170k and a single family 10 houses away sold for $190k. I purchased my duplex in that area for $80k 15 years ago. While these sales drive up my appreciation, many of these out of state investors are making purchases at price points that don't make sense, just because they're considered affordable when compared to their home markets. I honestly don't see how the one that sold for $190 will cash flow or appreciate significantly in the next few years.

Prices are falling everyday on YouTube, right, left, center, but have you seen prices falling in your neighbourhood or city? I see little or no difference of price in any part of NYC/NJ.

My home in Fairfax County, Va. has dropped about 3-4% since May. I don't see it able to drop much more than that due to input costs.

Yes, just offer both. They can trial at 20/mo (or stay there) then if they really like it, give a slight discount to those who stay and purchase the annual in full. Thats basically what every SaaS company does.
