Seems like the government is cracking down on foreigners owning houses in Thailand. Maybe I find it to risky

Great job as always. Another beautiful property; great interior design especially the bathrooms.

Pause it at the 0:45 second mark. Take a look at hos dirty and dilapidated those roofs are and ask yourself if you would pay nearly $2million for that type of work.

You’re not actually buying a villa. Realistically, you're just renting it for 30 years. Why? Because under Thai law, foreigners can't own villas or houses, only condos. So, you’re basically paying 30 years of rent completely upfront.

Think about it: if you put that $1,670,000 into a 30 Year US Treasury Bond instead, your money would compound to $7.5 million in 30 years. Mathematically speaking, you’re just renting this villa for a staggering $20,000 a month!

Superly presented but one unit right next to the other and all cookie cutter design. There will be a lot of second hand villas on offer in Phuket at rock-bottom prices...

A nice villa on Natai Beach, Phuket 🇹🇭 — and at $1.67 million, the price initially looks rather attractive.

The architecture is appealing, the design has a certain contemporary tropical elegance, and Natai is certainly one of Phuket’s more desirable locations. But then comes the little detail that can turn the whole picture upside down: leasehold.

For a foreign buyer in Thailand, that changes the equation considerably. You may be buying a beautiful villa, but not the land underneath it. And when you are paying $1.67 million, the legal structure behind the property becomes just as important as the architecture.

And there is another small correction to the marketing language: this is not really a front-row beachfront villa. There is a line of villas between you and the beach. You might have a view toward the sea, but front row is front row — and this isn’t it. 😉

So yes, attractive design, interesting location and a tempting price… but the leasehold contract deserves considerably more attention than the swimming pool.

And then, of course, there is our Vicky Victoria. 😄

This time she appears in a long white plissé skirt (French pleated skirt), looking almost as if she has stepped out of a particularly fashionable Parisian medical clinic. No barefoot routine this time. Perhaps Vicky has decided it is time to become a serious girl. 😂

But according to her Instagram, she is still hot, slightly bored, and apparently waiting for a revolution.

Well, Vicky… perhaps the revolution is coming. 😉

Maybe one day I will finally arrive in Phuket myself — not barefoot, not pretending to be a real-estate guru, but as the Golden Boy 👦✨ — ready to shake up a little bit of reality on that beautiful island.

Until then: enjoy the villas, question the leaseholds, and keep an eye on Vicky.

The revolution may already be under construction. 🤡😀🇹🇭
