When I bought my house, my mortgage was $1,500, including taxes and insurance. 20 years later, my taxes and insurance are $ 2,210. per month. So much for paying off a mortgage; now I am paying rent to the local and state governments. WHAT A SCAM!

I’m a young GenX. You must work hard, save a lot, put off gratification, pack your lunch, make your own coffee, read nonfiction books and you can retire at 50. I worked 10 hr 45 minute days on average and lots of weekends… Make a financial plan and execute. I did the opposite of my parents who worked into 70s even though they had college education. I went to a State university and bar tended 5 nights a week, did my work assignments early in semester to pick up shifts later during exams. This is the way!

You never own a home, even after you pay it off, you have to pay taxes on it, that’s called rent! Because if you don’t pay taxes on it, you lose it

I applied extra money to principal every month when I made a house payment. Paid my house off in 7.5 years.

You can only get a HELOC if you have equity in your home and you only get a certain percentage of your equity into a HELOC. And even then, most financial institutions will not allow a $500k+ HELOC unless your home value is massive compared to what you owe so you have equity to use. I've worked as a financial institution regulator for over a decade. The podcaster makes this sound so simple, but it isn't.

I did this in 2021..HELOC in 2nd, but understood the benefits of having a HELOC and capitalized on deals where I would buy vehicles and construction/ farm machinery at a huge discount, then resell at market value.<br> Use the HELOC just like a checking account. It helps with taxes as well. Will definitely try to get HELOC as primary with this and next property. Good advice guys, much respect. Have it as a safety net plain and simple.
