    This is such a solid breakdown. Most new investors underestimate how important true cash flow math is — not the rosy “rent minus mortgage” shortcut, but the real numbers: taxes, insurance, vacancy, CapEx, repairs, and long-term operating costs. Once you start underwriting properly, the entire investing game changes.

    1 month is 8.3% of yearly income. Not 12% of yearly income.

    Does the calculator account for equity day 1 if you bought the deal for a good price compared to similar properties in area creating a wedge in terms of how it affects percentage of annualized rate of return (as I believe CoC return will stay fixed regardless of my buying correctly right?)

    Wait, managment is 10% fee? Lol thats where the real income is. Manage other peoples properties for cash flow. Low risk, no debt, and you still cashflow probably as much as the landlord. Most ppl i know in expensive regions dont cashflow more than 10ish% after all expenses. In a gold rush, the ones that sell shovels make money
