I just bought a miami condo and there will be assessments. But that's still cheaper than renting. A $25,000 assessment is no different than having to replace a roof or tear up a slab to replace plumbing. Sunk cost that doesn't add value, but will be hundreds of thousands ahead of renting. I'm happy as can-be, whoever built it did a great job, everything is up to code, well designed, quiet, all thick concrete walls and hurricane proof windows. Rather live in a bunker grade condo with a view, than a street level house.

Thanks Joe. Vital info here. A couple of years ago I sent a message that my wife and I would buy a condo in South Beach after my father passed. We are now here renting till Feb 2nd. We’ll start getting serious around September. All the best and thanks for the great advice. We understand to do due diligence with the building before the apartment.

Wondering why the government doesn’t demand disclosure of buildings as to their financial and structural solvency for prospective buyers. This should be automatic and a part of what we see as we look through possible places to buy.
