강남은 땅값으로 임대료가 너무 비싸 영세 상인은 설 자리가 없다 그리고 전국 곳곳에 빌딩과 상가가 너무 많이 생겨 기존의 비싼 상가들의 세입자들이 값싼 신흥 상권으로 떠나기 때문에 공실이 생기는 것이다
